Preparing to Sell your House in Canada

Selling a house in Canada is no different than selling it in other parts of the world. Due to weather most sales take place in summer. When you decide to sell out the home in which you have been living for years, and the reasons behind this decision can be many, from credit shortage to moving out to a bigger home. Whatever the reason may be, every home seller in Ottawa, Toronto, Montreal, Vancouver or in entire Canada wants the same thing – a top dollar deal with the least amount of hassle and aggravation. If you are contemplating the selling of your home, before you do, there are several things that you need to keep in mind, to make sure you get the best possible deal in the shortest period of time.

The first and foremost thing you need to do is spruce up your house to make a great first impression on potential buyers. Remember the rule of thumb – the first impression makes the final impression, and unfortunately there will be no do-overs if you fail to make a good first impression to start with. Prospective buyers want the owners to present the home in showplace condition; for this reason, it is essential that you make the house look perfect, not only from outside, but from the inside as well.

Start with the outside, since the very first impression of your home is created by its exterior. Some of the basic guidelines that you can follow to make potential buyers want to come inside include sprucing up the front garden by cutting and trimming the plants, and applying fresh paint to wooden fences.

Then comes the entryway. Check the light bulbs of your porch and driveway; they should all be in working condition. Light the maximum number of bulbs to brighten up the entry if people are coming to see your home in the evening or at night.

Another thing you need to keep in mind is that no matter how big your home is, it is important to add a sense of space to the rooms, to make your home feel more spacious. Mirrors are a great way to add an element of spaciousness to a small area. They make rooms look longer and wider, and are particularly effective in hallways.

A spacious, welcoming kitchen can be one of the biggest attractions for potential home buyers. Make the kitchen and dining room look more spacious by removing unnecessary utensils and furniture. You must also make sure your kitchen counters are clean and gleaming.

Finally, thoroughly check your home for any maintenance and repairs that need doing; try to finish any overdue maintenance jobs before presenting your home to potential buyers. A falling garden door or a leaking pipe in the kitchen or bathroom will leave a very bad impression.
